In 2024 the Town Council approved a Northwest Gilbert Redevelopment Area bounded by Baseline Road on the north and Ray Road on the south, between Arizona Avenue and Lindsay Road. Town officials said it holds about 37 percent of Gilbert's jobs, and that about 59 percent of Gilbert properties built before 1990 are there. Our yard sits on its northern edge. Older sites often mean older irrigation, big trees planted decades ago, and landscape plans nobody has looked at in years.

We start most older sites with a walk and a list. Which valves still work? Which trees are heaving curbs or rubbing the building? Where is granite thin enough that weeds own the place? From there we fix what wastes water first, prune for clearance and safety, and refresh beds in phases your budget can live with. Gilbert offers a rebate on qualifying non-residential irrigation equipment of up to $5,000 per site each fiscal year, which can help pay for smart controllers and drip upgrades.

Visual appeal and upkeep ranked near the top of residents' priorities when the Town gathered input on the area. For an industrial or flex owner, that mostly means a clean frontage, trimmed trees, parking islands without weeds and loading areas free of windblown trash. None of it is fancy. It just has to happen on schedule, every single visit, whether anyone is watching or not.
