Gilbert Gateway Area & Cooley Station Landscaping

Gilbert's Gateway Area runs along the town's eastern border next to Phoenix-Mesa Gateway Airport, split by the Loop 202 Santan Freeway. Its walkable heart is the Gateway Village Center, which most people know as Cooley Station. Pro Turf maintains landscapes here for retail centers, industrial users, apartments and offices.

Gateway Area, Gilbert

New growth beside the airport

Also known as: Cooley Station, Gateway Village Center, Gateway Employment Area

Next to the airport, the only things we want landing are planes. Not pigeons.

Gilbert's economic development team says the Gateway Employment Area has nearly 1,000 acres of undeveloped commercial property, with large retail and aerospace and aviation firms leading the way. It sits close to ASU's Polytechnic campus too. Lots of land under construction means lots of young landscapes. New trees need staking checked and watering tuned as roots spread, and fresh irrigation systems almost always need adjusting in their first year as plants fill in.

The Town's map places the Gateway Village Center about a third of a mile on either side of Williams Field Road, from the railroad east to Power Road. It's planned as a walkable village core with offices, shops and homes mixed together. Mixed-use sites have more edges to care for: sidewalks, courtyards, parking garages, pool areas and storefront planters, often with more than one owner sharing a property line and a single irrigation main.

Being next to an airport brings a few extra rules. FAA guidance says basins near airports should drain within 48 hours after a design storm and advises against plants that draw birds. We keep basin inlets clear, fix leaks before puddles form and stick to your approved plant list. Bigger grading or new installs may also need a Maricopa County dust permit.

FAQ

Gateway Area: common questions

Is Cooley Station part of the Gateway Area?

Yes. The Town lists it as the Gateway Village Center growth area, also known as Cooley Station. It covers land around Williams Field Road between the railroad and Power Road.

Does being near Phoenix-Mesa Gateway Airport affect our landscape?

It can. FAA guidance asks for basins near airports to drain within 48 hours after a design storm and to avoid plants that attract birds. We keep basins working and flag anything that holds water.

Our new trees look stressed. Is that normal?

Some stress in year one is common. We check staking, watering depth and emitter count, then adjust so roots grow out into the soil and not just around the root ball.
