Rivulon sits on 250 acres at Gilbert Road and Loop 202. When it was announced in 2014, the plan called for up to 3 million square feet of offices and 500,000 square feet of retail. That's a lot of corporate frontage. Office tenants judge a property by its entry. Clean edges, healthy shade trees and a lobby walk that isn't covered in leaves all say the building is well run. Those are the details we watch on every visit.

The Town's growth-area plan pairs this area with freeway access and the nearby airpark, which brings business parks and light industrial buildings into the mix. Those sites have long perimeters, truck courts and retention basins that get less foot traffic but still need care. Weeds in basins and along fence lines grow fast after summer storms. We keep them down on a steady schedule so they never become a big cleanup. We also walk irrigation on these quieter edges, because a leak nobody sees can run for weeks.

Under Gilbert's stormwater rules, owners and HOAs handle drainage on their own private property. On office and business park sites, that usually means basins and drywells. We keep grates and inlets clear during regular maintenance and flag anything that holds water after a storm, so small problems get fixed before monsoon season. A dry basin with clean gravel also looks a lot better from the parking lot than a muddy one full of trash.
