McCormick Ranch HOA & Commercial Landscaping
McCormick Ranch calls itself Scottsdale's first upscale master-planned community, built on a former working ranch in central Scottsdale. It mixes neighborhoods, lakes, golf, resorts, offices and shopping along Scottsdale and Hayden Roads. Pro Turf maintains HOA common areas, apartment grounds and commercial sites across this part of town.
Mature trees, lakes and a lot of common area
Also known as: McCormick Ranch POA, MRPOA
McCormick Ranch was a working ranch once. These days the only thing grazing is the mower.
The McCormick Ranch Property Owners Association says Anne and Fowler McCormick once ran a 4,200-acre ranch here, sold it to Kaiser-Aetna in 1970 for $12.1 million, and that the POA was incorporated in 1972. It now counts about 27,000 residents, with golf courses, lakes, parks, miles of public trails, resorts, shopping centers and a hospital campus. Fifty-plus years in, a lot of the landscape is big, old and thirsty. The POA itself handles projects like the Hayden Road median landscape work, while sub-associations and businesses care for their own grounds.
Older communities usually mean older irrigation and older trees. Aleppo pines like the ones on the Hayden Road medians and other big shade trees need pruning that respects their size, plus checks for weak limbs before monsoon season. Turf areas along greenbelts need careful watering, not just more of it. Sub-associations, apartment complexes and office parks inside the ranch each have their own boundaries, so we map who owns what before the first visit. Nobody wants to pay to trim the neighbor's hedge. Along lakes and paths, we also keep an eye on edges, erosion and sprinkler overspray onto walkways.
Water rules have shifted, too. In 2022 Scottsdale approved an ordinance that keeps HOAs from requiring residents to overseed their lawns in winter. Common areas are the board's call, and we can help you compare overseeding, dormant Bermuda and turf conversion on specific areas. If removing grass makes sense, Scottsdale Water has offered HOA common-area rebates; get City approval before any turf comes out.

McCormick Ranch: common questions
Do you work for sub-associations inside McCormick Ranch?
Yes. We work with HOAs and sub-associations of many sizes, and we confirm exactly which common areas are yours before we start.
Do we have to overseed our common-area grass?
That's a board decision for common areas. Scottsdale's 2022 ordinance stops HOAs from requiring residents to overseed, and many boards are rethinking winter rye. We can walk the site and give you options.
Our big trees worry us before monsoon. Can you help?
Yes. We inspect for weak or crossing limbs, thin canopies so wind passes through, and prune for clearance over paths, roads and roofs.
