Gilbert's non-residential irrigation equipment rebate
Commercial and business properties, HOAs, schools, churches and multifamily properties can get up to $5,000 per site per fiscal year (July 1 through June 30) for irrigation efficiency upgrades. There's a $10,000 lifetime limit per non-residential account, followed by a two-year waiting period.
- Eligible items include smart controllers, master valves, flow sensors and pressure-compensating components
- You need at least $500 in eligible equipment
- Only the equipment price from the seller counts. Tax, installation and other costs don't
- Submit proof of purchase and an installation photo within 12 months of purchase
- The Town may require a Water Efficiency Checkup before approval
- Flood irrigation customers aren't eligible, and builders and new construction are excluded
Spread big upgrades across fiscal years. Because the cap resets July 1, a phased controller upgrade can use the rebate twice before you reach the lifetime limit.
Gilbert's non-residential grass removal rebate
Gilbert also offers HOAs and businesses a rebate for replacing grass with low-water-use desert landscaping. It only applies to new projects: apply and get approval before any grass comes out. Funding is limited and first come, first served, and amounts change, so confirm current terms with the Town before you budget.
The best candidates are decorative strips, slopes, medians and entry turf that nobody walks on. Keep grass where residents play and gather, and put the irrigation rebate to work on the turf you keep.
A simple plan for Gilbert boards
- Walk the property and mark which turf residents actually use
- Apply for the grass removal rebate and wait for approval
- Price smart controllers and flow sensors for the remaining turf
- Convert and upgrade, keeping receipts and photos for both applications
- Watch water bills over the next season to confirm the savings
