Start with what your Mesa property actually needs
Mesa is big, and its properties are not all alike. A retail center on the Superstition Springs corridor, an industrial building near Falcon Field, an apartment community near Fiesta and an HOA in the Gateway area each need a different plan. Before you call anyone, write down:
- What's on site: turf, desert landscape, trees, retention basins, parking-lot islands
- How the property is used, and who complains when something looks rough
- Your irrigation setup: controllers, meters and how old the system is
- Your budget cycle, and any reserve-study projects coming up
Not sure which part of Mesa you fall into? Our Mesa service area page breaks the city into its main districts and corridors, with a map.
Commercial landscaping company vs. a residential crew with a trailer
Plenty of crews can mow a lawn. Commercial work adds things a residential crew may not be set up for: certificates of insurance naming your association or owner, vendor-compliance platforms, scheduled reporting, after-hours work around tenants and a crew that can handle a 40-acre HOA as easily as a single pad site.
Ask every company what share of its work is commercial and HOA. You want a team whose whole routine is built around properties like yours.
Check license, bonding, insurance and compliance
Arizona landscape contractors should hold a license from the Registrar of Contractors. Look up any company on the Arizona ROC website and make sure the name matches the proposal.
- Active ROC license in the company's own name
- General liability, auto and workers' compensation coverage, with certificates sent to you
- Bonding
- Ready for your management company's vendor platforms (NetVendor, VendorCafe, RealPage, Coupa and similar)
Pro Turf is licensed, bonded and insured under AZ ROC #162171 and is compliant with NetVendor, VendorCafe, RealPage and Coupa.
Ask how they handle Mesa water
Irrigation is where good landscapers save you money and weak ones quietly cost you. In the summer, a broken head or a controller left on its July schedule can waste thousands of gallons before anyone notices.
- Are irrigation checks part of every visit, or only when you call?
- Who adjusts controllers by season, and how often?
- How are repairs priced, and how fast are leaks reported?
- Do they know the City of Mesa's water conservation programs for HOAs and businesses?
Mesa offers incentives that can pay for part of a turf conversion or irrigation upgrade. Our guide to Mesa HOA and commercial water incentives covers how they work, and our Mesa irrigation repair page covers what we check.
Local beats a toll-free number
A company with crews based in the East Valley can get to your property quickly after a monsoon storm, a main-line break or a tenant complaint. Ask where the crews start their day, who your account manager is, and whether the same crew will service your property each week.
Our office is in Mesa, and our crews roll out of our yard on Baseline Road at the Mesa–Gilbert line, minutes from most Mesa properties.
Compare proposals line by line
Give every company the same scope, then compare item by item: visit frequency by season, pruning standards, weed control, litter pickup, irrigation and how extra work is priced. The cheapest monthly price isn't the cheapest year if irrigation repairs, tree work and cleanup are all billed on top.
Our guide on how HOA boards should compare landscape proposals has a full checklist, and what commercial landscape maintenance costs in Phoenix explains what drives the price.
Ask how they communicate
Most landscaper headaches are communication problems, not mowing problems. You should know who to call, how quickly they'll answer, and how you'll hear about issues. Ask for a sample visit report, and whether problems come with photos.
Red flags to watch for
- A proposal with no scope, just a monthly number
- No certificate of insurance, or one in a different company name
- "Irrigation included" with no detail on what that means
- A different crew every week
- No local references for properties your size
