How to Choose a Commercial Landscaping Company in Phoenix: 12 Questions to Ask

Every landscaper says they're reliable. The difference shows up in the answers to a few specific questions. Use these 12 when you interview commercial landscaping companies in the Valley, and listen for specifics. Vague answers now usually mean vague service later.

Licensing, insurance and compliance

1. Are you licensed with the Arizona Registrar of Contractors?

Ask for the ROC license number and look it up yourself on the Registrar's contractor search. You'll see the license class, status, bond and any disciplined complaints.

2. Can you send a certificate of insurance today?

A professional company can email a certificate naming your association or owner the same day. If it takes two weeks, imagine how long a repair proposal will take.

3. Are you set up on our vendor platform?

Many management companies require vendors to be approved on NetVendor, VendorCafe, RealPage or Coupa. A landscaper already on your platform saves your office a month of paperwork. Our guide to vendor compliance explains how these platforms work.

Crews and communication

4. Will the same crew service our property every visit?

Consistent crews learn the property, the residents and the problem spots. Rotating crews relearn it every week, and it shows.

5. Who is our point of contact, and how fast do they respond?

You want a named person, a direct number and a clear answer like "same business day." Ask what happens after hours.

6. How do you report problems you find?

Good answers include photos, a short written note and a price for the fix, sent before you'd notice the problem yourself.

Scope and pricing

7. What exactly is included in the monthly price?

Get it in writing: visit frequency, mowing and edging, pruning schedule, weed control, litter pickup and irrigation checks. Our cost guide explains what's typically included and what's extra.

8. How is extra work priced and approved?

Tree work, irrigation repairs and plant replacements are usually priced separately. The right answer: "we send a written proposal and wait for approval," except for true emergencies.

9. How do you handle irrigation?

Irrigation is where most water money is lost in Phoenix. Ask whether crews check the system on every visit, how they adjust schedules by season, and whether they handle repairs, backflow repairs and smart controllers in-house.

The Phoenix-specific questions

10. What's your plan for monsoon season?

Listen for tree thinning before the storms, clearing drains and basins, and a storm response plan. Our monsoon prep checklist covers what should happen and when.

11. How would you lower our water use?

A good landscaper will mention irrigation tune-ups, drip conversions, smart controllers and replacing grass nobody uses, plus the city rebates that can help pay for it.

12. Can you handle projects as well as maintenance?

Using one company for maintenance, trees, irrigation and renovations means one point of contact and one invoice, and the people who built it are the ones who maintain it.

FAQ

Quick answers

What should I look for in a commercial landscaping company?

An active Arizona ROC license, current insurance, approval on your vendor platform, consistent crews, a named point of contact who responds the same day, a written scope of work and a clear process for approving extra work.

How do I check a landscaper's license in Arizona?

Search the contractor's license number or name on the Arizona Registrar of Contractors website. It shows the license status, class, bond and any disciplined complaints.

Should an HOA get multiple landscape bids?

Yes. Most boards compare three proposals built from the same scope, so the prices can be compared line by line.
